How we work

How we plan and build a renovation

The best renovations begin long before construction starts. Most of what determines whether a renovation goes well is decided before the site is even set up.

    A conversation

You tell us about the house, the plans and where you are up to. We tell you honestly whether we are the right builder for it — and if we are not, we will say so.

  2. 02

    Pre-construction planning

The part most builders skip. We read the drawings as a builder reads them, test the budget against real costs, and resolve the decisions that are expensive to change later.

  3. 03

    Documentation and pricing

With the scope properly understood, pricing means something. You get a number built on resolved detail rather than assumptions that unravel on site.

  4. 04

    Building

One team, one point of contact, and a programme you can plan your life around. You will always know what is happening this week and what is coming next.

  5. 05

    Handover — and after

We walk the finished home with you, and we stay reachable long after the last invoice. A boutique builder cannot afford a short memory.

Pre-construction planning

What early involvement actually buys you

Documentation reviewed before pricing locks
We read the drawings as a builder reads them, before the numbers and the programme are set in stone.
Buildability issues found early
Design, coordination and constructability problems surface on paper, where they are cheap to solve.
Budgets tested against reality
We pressure-test the budget before costly decisions are made, so the figure you plan around is the figure that holds.
Selections resolved in advance
Finishes and specifications settled ahead of time, which is what keeps a build moving once it starts.
Informed decisions, with a builder alongside
Practical building input beside your architect, so you are choosing with full information.
A calmer construction phase
A properly planned project is far more likely to run to time, to budget, and without surprises.

What working with us is like

You will deal with James. Not an account manager, not a rotating site supervisor — the person who is responsible for the build is the person you talk to about it. That is the practical meaning of boutique, and it is the reason we cap how many projects we run.

You will know what is happening. A renovation is disruptive and largely invisible to the people living through it: for weeks the house looks the same while a great deal happens inside the walls. We would rather over-communicate than let you wonder.

And you will get straight answers, including the unwelcome ones. If something in the design is going to cost more than it is worth, we will say so. If a timeline has slipped, you will hear it from us before you notice it yourself.

One point of contact

James, from the first conversation through to well after handover.

A programme you can plan around

Not a wish. A sequence, with the dependencies understood before we start.

Decisions made early

Selections and specifications resolved ahead of time, which is what keeps a build moving.

No surprise variations

Where the scope is properly documented, there is far less left to discover.

Trades we know

The same people, repeatedly, because consistency is most of quality control.

Reachable afterwards

A boutique builder in a small market cannot afford a short memory.

See it applied on a real project: the Hampton whole-home renovation — kitchen, laundry, three bathrooms and a new pool house.

Enquire

Let’s talk about your home.

The more you can tell us, the more useful our first conversation will be. James personally reads every enquiry.

We take on a limited number of projects each year, so the more detail you can give us, the faster we can tell you whether we are the right fit.
