Renovating a Bayside house is its own discipline
The homes here are not new. Interwar brick, Californian bungalows, weatherboard cottages that have been added to twice already — each one hides something. Wall framing that is not where the drawings say it is. Floor levels that step where nobody expected. Services routed by whoever was cheapest decades ago.
That is why we do not price a renovation from a set of drawings and a hopeful assumption. We work out what is actually there first. A renovation that is properly investigated before it starts is a renovation that can hold a programme and a budget.
It is also why we stay boutique. Work like this needs the builder in the room, not on a spreadsheet.

- What does a whole-home renovation cost in Bayside?
- It depends entirely on scope, the condition of the existing house and the level of finish, so any number quoted before we have seen the drawings is a guess. What we will do is give you an honest range early, and test it properly before anything is locked in — rather than a figure that quietly changes later.
- How long does a renovation take?
- A multi-room renovation is usually measured in months, not weeks. The planning stage before we start on site is a meaningful part of that, and it is the part that keeps the construction stage predictable.
- Can we live in the house during the renovation?
- Sometimes, depending on the scope and which rooms are affected. It is one of the first practical questions we work through with you, because it changes the programme and the cost.
- Do you work with our architect?
- Yes — most of our clients come to us with an architect already engaged, or about to be. We are at our most useful when we join the conversation early.
