Bathroom renovations in Bentleigh East, rebuilt properly rather than retiled

The Kiely Group is a boutique renovation builder working in Bentleigh East. We have rebuilt bathrooms in Bentleigh and in Murrumbeena — the suburbs either side of it — and we build whole-home renovations and extensions across Bayside.

A bathroom that lasts is built behind the tiles

Most of the bathroom enquiries we get from Bentleigh East start with the tiles — dated, cracked, or simply tired — and the tiles are the least of it. What decides whether a bathroom is still sound in fifteen years is the waterproofing, the falls to the drain and the substrate the tiles sit on, none of which you will ever see again once the room is finished.

That is why we strip a bathroom back rather than tile over it. Tiling over existing tiles hides whatever is behind them and adds thickness at every door, fitting and drain; it looks new for a while and then it does not. Done once, properly, from the substrate up, a bathroom is the room in the house you stop thinking about.

We work throughout Bentleigh East and outward through Bentleigh, McKinnon and Moorabbin, and across the rest of Bayside from Brighton down to Mordialloc.

What we tend to be asked for in Bentleigh East

  • A main bathroom stripped back and rebuilt rather than resurfaced
  • An ensuite added to a house that has only ever had one bathroom
  • A freestanding bath and a walk-in shower where a shower-over-bath used to be
  • Two or three bathrooms done together, which is far more efficient than one at a time
  • A kitchen opened to the garden once the bathrooms are done

Often the first room, rarely the last

Much of Bentleigh East is solid post-war brick with good bones and a dated plan. The bathroom is usually the first room people fix and the kitchen the second — and a single room is a good way to find out whether you like working with a builder before you commit to the project that takes six months.

If the bathroom is part of a bigger idea, say so at the start. See how we build a bathroom, and the Bentleigh bathroom next door, shown before and after.

What we do in Bentleigh East

Questions we get asked

Do you work in Bentleigh East?
Yes. We have completed a bathroom renovation in Bentleigh and three bathrooms and an ensuite in Murrumbeena, which sit either side of Bentleigh East, and the suburb is well inside the area we build in. Being a short drive from a site matters more than it sounds — turning up often is how a build stays on programme.
Can you just retile the bathroom?
We would rather not, and we will say why. Tiling over the existing tiles hides whatever is behind them and adds thickness at every door, fitting and drain. A bathroom that lasts is stripped back, waterproofed properly and rebuilt from the substrate up. The cost of doing it once properly is far less than the cost of doing it twice.
Do you take on a single bathroom?
Yes, though we take on a small number of projects each year, so we are honest early about whether we are the right builder for what you are planning. Most of our work is whole-home renovations and extensions, and a bathroom is often how that relationship starts.
How long does a bathroom renovation take?
Longer than people expect, because of the sequence — strip out, rough-in, waterproofing and its cure time, screed, tiling, fit-off — and because rushing any one of those stages is what causes the callbacks later. We give you a programme you can plan around and tell you early if it changes.
Do you also do kitchens and whole-home renovations in Bentleigh East?
We do. Much of Bentleigh East is post-war brick with good bones and a dated plan, and the bathroom is often the first room people fix and the kitchen the second. If the bathroom is part of a bigger idea, it is worth telling us at the start — it usually changes the answer.
